Madeira Has 3.7% Of Portugal’s Luxury Home Market

Portugal has more than 11,500 advertised homes priced above one million euros and more than 1,546 properties listed as over three million.

Virtually every district of mainland Portugal and the islands has at least one house advertised in Idealista whose purchase price is over a million euros. However, their distribution is not homogeneous, since the districts of Lisbon, Faro, and Porto capture 79% of all available houses above this value. In districts and islands with fewer than 5 advertised houses, the percentage share is negligible, so they appear as 0.0%.

On the 1st of August, Portugal had more than 11,500 luxury homes on the market with prices exceeding one million euros. Lisbon is the district with the largest number of luxury homes above this value, representing 41% of the total. It is followed by Faro, with 27.1% of the total, followed by Porto (10.9% of the total), Setúbal (6.8% of the total), and Madeira Island (3.7% of the total).

Braga is the sixth district with more properties over one million euros, representing 1.7% of the total, followed by Santarém with 1.4%. The ranking of districts and islands with more luxury homes is completed with Évora (1.2%), Leiria (1.2%), Viana do Castelo (1%), and Beja (1%).

With less than 1%, there are Aveiro (0.7%), Portalegre (0.5%), Coimbra (0.4%), Viseu (0.3%), São Miguel Island (0.3%), Vila Real (0.3%), Castelo Branco (0.3%), Guarda (0.1%), Bragança (0.1%) and Terceira Island (0.1%).

On the other hand, the district/island with the fewest luxury homes advertised until the 1st of  August is the island of Porto Santo, with only one. Then the island of São Jorge (2) and the island of Pico (3), whose share in the national total of this market is negligible.

Where are the luxury houses that cost more than 3 million euros?

These luxury homes that cost more than 3 million euros are located mainly in Lisbon (750 listings; 48.5% of the total), Faro (438 listings; 28.3% of the total), and Setúbal (168 listings; 10.9% of the total). Then comes Porto (43 ads; 2.8% of the total) and Beja (38 ads; 2.5% of the total).

It is also observed that the supply of luxury homes above 3 million euros did not exist up until the 1st of August in several districts and islands of the country, such as the island of São Miguel, Bragança, Terceira Island, Pico Island, São Jorge Island, and Porto Santo Island.
