Most Expensive Municipality – Calheta

Rental and sale prices for houses in Madeira continue to rise. According to the data advanced, today, by Imovirtual, the average cost increased by 2% compared to December 2023, in line with the growth seen at a national level.

By municipalities, it can be seen that it was in Calheta (19%) that there was a greater increase in the average price of houses, in January, compared to the previous month, followed by Santana (11%) where values rose from 500,000 euros to 595,000 euros and from 180,000 euros to 200,000 euros, respectively.

On the other hand, Porto Moniz (-10%) was the only municipality that, in the face of the same time frame, recorded a drop in the average sale price, from 250,000 euros to 225,000 euros.

Property values in Porto Santo, Ponta do Sol, and Ribeira Brava remained stable.

Data shows that Santana (200,000 euros) and Porto Moniz (225,000 euros) remain the cheapest municipalities to buy a house in January, while Calheta (€595,000) and Ponta do Sol (€500,000) were the most expensive.

Santa Cruz (15%) showed the largest increase in average rent prices in January, compared to last month, with values rising to 1,500 euros.
