Average Property Prices Beyond Madeiran Purse

The average asking price of residential properties advertised for sale in Madeira reached €590,000 in July, marking a 2.6% increase compared with the previous month, according to the latest figures released by Imovirtual.

The rental market also recorded a monthly increase, with the average advertised rent rising to €1,600 per month, up 6.7% on June. Despite the increase, rents remain 8.6% lower than in July last year.

Nationally, the average asking price for homes climbed to €435,000, an increase of 1.4% from June and 2.4% higher than in July 2025.

Average advertised rents across Portugal also reached a new high of €1,350 per month, representing growth of 3.8% both month-on-month and year-on-year.

According to Imovirtual, Portugal’s property market continues to evolve at different rates across the country. While Lisbon and Porto are showing signs of stabilising, several inland regions continue to record some of the strongest price growth.

In Madeira, the latest figures indicate that the upward trend in house prices continues, while the rental market has also rebounded compared with the previous month.

The latest data is likely to add to ongoing concerns over housing affordability in the region, where rising property prices have increasingly placed home ownership beyond the reach of many residents.
