The supply of houses for sale for less than 200 thousand euros in Portugal has fallen by 73% in the last five years, and housing at that price “has practically disappeared from the market” in cities like Funchal. The conclusion is from an analysis published on the Idealista portal.
According to the same study, the number of available homes for 200 thousand to 300 thousand euros also decreased by 32%. In contrast, houses valued between 400 thousand and 500 thousand euros increased by 37%.
Concluding, the study proves that “The growth in supply above 500,000 euros is widespread and very expressive, showing a market clearly moving away from the middle class.”
In cities such as Funchal, Faro, Lisbon, Ponta Delgada, Porto, SetĂşbal, Aveiro, and Braga, “houses up to 200,000 euros have practically disappeared from the market in the last five years. In the summer of 2025, access to houses up to 200,000 euros became almost residual, representing only 1% of the number of properties for sale in Funchal.
