Salary of 50,000 Euros a Year To Buy Studio Appt

To purchase a property in Madeira, a single person needs a net annual income of € 49,400 to buy a studio apartment (T0). This is higher than the amount needed in Lisbon (€47,520) and more than four times the income required in districts such as Évora (€11,440), the least demanding area in the country.

The figures, referring to the first quarter of 2026, were released on Wednesday by property portal idealista.

At a national level, buying a T0 requires an average net income of €33,680 per year, corresponding to a monthly mortgage payment of €842 for a property with an average price of around €225,000. Buyers must also provide an initial down payment of approximately €45,000.

In Funchal, the situation is even more demanding. A single person would need a net annual income of €53,880 to purchase a T0 in the municipality, the highest figure among all the cities analysed.

When it comes to renting, Funchal ranks second only to Lisbon. Renting a T0 alone in the capital requires an annual income of €42,000, compared with €36,800 in Funchal. Housing experts generally recommend that rent should not exceed 30% of net income.

The analysis also shows that, on average across Portugal, the income required to rent a T0 (€34,800 per year) is slightly higher than the income needed to buy one (€33,680). According to Ruben Marques, spokesperson for idealista, this “highlights the pressure that continues to exist on the supply of smaller homes in Portugal.”
